The IICRC S520 standard is clear: the primary method for remediation is the physical removal of mould, not just killing it with a chemical. For non-porous surfaces like tile and metal, we use manual cleaning techniques with specialized, non-toxic cleaning agents. For porous materials like plasterboard, insulation, and soft furnishings that have been colonised by mould, removal and disposal are often necessary as the hyphae (roots) grow deep into the substrate, making surface cleaning ineffective. Our technicians physically detach and remove the mould growth, rather than just applying a biocide that leaves the allergenic and toxigenic matter behind.
After the physical removal is complete, we conduct a detailed cleaning of all surfaces within the containment zone. This includes HEPA vacuuming to capture any remaining settled spores. For an additional level of assurance, particularly for clients with health concerns or for insurance purposes, we can arrange for independent post-remediation verification (PRV) testing. This involves air and surface sampling by a third-party environmental hygienist to confirm the area has returned to a normal fungal ecology (Condition 1).
After source removal, the air within the containment still holds a high concentration of spores. We continue to run HEPA air scrubbers until air quality returns to a normal level. If the property’s HVAC system was operating during the mould growth period, or is located within the affected area, it requires separate decontamination. We inspect and clean ductwork, coils, and blower fans to prevent the system from becoming a source of re-contamination for the entire property.
Mould can easily spread through a property’s Heating, Ventilation, and Air Conditioning (HVAC) system. The moist, dark environment inside air handlers and ductwork is a prime breeding ground. We inspect and, if necessary, decontaminate the HVAC system to eliminate this potential source of re-contamination. This critical step ensures the air circulating through your home or business is clean and not contributing to ongoing air quality issues.
Remediation is incomplete if the underlying moisture problem isn’t fixed. Our team identifies the water source that allowed mould to grow in the first place, whether it’s a plumbing leak, blocked gutters causing overflow into the eaves, or high indoor humidity from poor ventilation in a modern, airtight apartment. We provide clear recommendations and can coordinate necessary repairs to prevent recurrence. This could involve improving bathroom ventilation, suggesting the installation of a dehumidifier for a damp sub-floor, or advising on drainage improvements around the property’s foundation.
